A Subsidence Report for Mortgage/Insurance Purposes
In early 2022, a homeowner in the Northamptonshire area was concerned about the proximity of a tree to their property, and sought a professional assessment to determine the risk of damage to the property. The property was insured, and the insurance company required a detailed report to evaluate the potential impact of the tree on the property they were going to insure.
Objectives
The primary objective of the subsidence tree report was to determine whether the nearby tree would pose a risk to the property and cause subsidence, which would create structural concerns such as cracking of the building's exterior.
The report aimed to assess the proximity and type of tree, analyse the soil type, and recommend remedial actions to prevent subsidence and mitigate any ongoing risks to the property's structural integrity.
Outcome
The subsidence tree report concluded that the Japanese Red Cedar tree located 3.2m meters from the property posed a moderate risk, and would very likely cause subsidence damages to the property. The tree's extensive root system would cause significant desiccation of the partly clay soil, leading to soil shrinkage and movement beneath the property. Because of this, the report recommended the removal of the tree to ground level.
